West Linn

Called the city of hills, trees and rivers, West Linn is home to about 24,000 residents, and is located along the Willamette and Tualatin rivers just 20 minutes from downtown Portland. The area was first settled in the early 1840’s when Robert Moore purchased 1,000 acres of land from the Wallamut Indians and set out to build a town called Robin's Nest. It was eventually incorporated as West Linn in 1913.

West Linn is a vibrant community where citizens, civic organizations, businesses and city government work closely together to ensure that it retains its hometown feel, high quality of life and natural beauty. Considered a quiet bedroom community with meandering streets, mature trees and river views, West Linn is a quiet getaway from the city.

Whether you’re looking for a historic home, luxury estate, townhouse or condo, you’ll find it in West Linn. Homes along the Willamette River and lining the hilltops around the city offer magnificent views of the rivers and Cascade Mountains.

The Willamette Falls Locks straddle the thundering 40-foot falls of the Willamette River. This National Historic Site offers boating, scenic views and a museum offering displays and photographs depicting the system’s 137-year heritage.

You'll find restaurants offering fine dining, brew pubs, family restaurants and cafés. If you're looking for something other than Northwest cuisine, you'll find choices from around the globe including Italian, Chinese, Mexican, German and Thai.

Flanked by the Willamette and Tualatin Rivers, West Linn is home to fishing and boating enthusiasts alike. The area also offers wildlife viewing and numerous hiking trails. With 17 parks and open spaces, residents and visitors can stroll among Douglas firs and take in the river and mountain views.

Private mortgage insurance is an insurance policy that a residential mortgage lender requires of the borrower if the loan-to-value (LTV) ratio of the home is greater than 80%. Mortgage insurance protects the lender from the risk that the borrower may default on the loan. Federal law requires lenders to notify borrowers when the loan-to-value ratio drops below 80%. Mortgage insurance premiums vary, but generally range from $1,000 to $5,000 a year for an average priced home.
