Sunriver

Sunriver is a tranquil community located among the impressive central Oregon landscape. Purchased by the U.S. Government in 1942, the scenic land was a training facility used by the Army Corps of Engineers. Built to be a self-contained city, Camp Abbot opened in 1943 and trained thousands of soldiers in bridge building, amphibious assault, and road and canal construction. Many of the trained soldier engineers continued on to France and Germany during World War II. After the end of the war, Camp Abbot was abandoned and later renovated into the Great Hall.

VIBE AND STYLE

Although Sunriver remains unincorporated, the area is a beautiful privately planned community governed by its own homeowners association. The area remains sparsely populated, contributing to its mountain town charisma. Residents welcome visitors during the peak summer and winter seasons, while local businesses thrive from the growing economy. Dedicated to preserving the surrounding environment, locals work hard to limit their impact and strive to enhance its natural beauty. Hosting a population of about 1,500 full-time residents the area attracts retirees, business owners and vacationers.

Area homes blend naturally with the surrounding environment and are meticulously maintained. Consisting of single family residences, properties range from condos to expansive estates. New luxury homes are fully customizable and boast panoramic views of the Cascade Mountains.

LOCAL SCENE

The heart of the area’s community is the enchanting Village at Sunriver. With a variety of local merchants, the area’s main retail center exudes the familiar rustic aesthetic. Boutiques and specialty stores supply locals and visitors with sporting goods, clothing, gifts, art, books and home décor. The exquisite Sunriver resort hosts an assorted mix of activities. Choose an outdoor venture or unwind and rejuvenate at the Sage Spring Club Spa, with a full body massage and soothing facial. Family activities are also available year-round including ice skating, miniature golf and swimming.

OUTDOOR SANCTUARY

Mild weather conditions afford limitless outdoor recreation throughout the year. Thirty-seven miles of multi-use trails weave through national forests and dry terrain. Adventure seekers can scale looming cliffs or kayak the turbulent rapids of the Deschutes River. Head to the equestrian headquarters, Sunriver Stables for lessons and trail rides as well as traditional hay wagon and sleigh rides. Drive 30 minutes to enjoy snow activities at the highest skiable elevation in all of Oregon or Washington at Mount Bachelor. Mount Bachelor is also open during the warmer months for mountain biking, disc golf and hiking.

Private mortgage insurance is an insurance policy that a residential mortgage lender requires of the borrower if the loan-to-value (LTV) ratio of the home is greater than 80%. Mortgage insurance protects the lender from the risk that the borrower may default on the loan. Federal law requires lenders to notify borrowers when the loan-to-value ratio drops below 80%. Mortgage insurance premiums vary, but generally range from $1,000 to $5,000 a year for an average priced home.
