La Pine

La Pine is a rural, Central Oregon city located in the heart of Deschutes County. The area remained sparsely inhabited until the late 1860’s when settlers began migrating to the Northwest region. After the establishment of the Central Oregon Military Road, stretching from Eugene to Eastern Oregon, traffic from the Willamette Valley radically increased. Several settlers acquired acres of viable land, established profitable ranches and homesteads, and the foundations of a city soon developed.

VIBE AND STYLE

La Pine is a rapidly growing town, full of opportunity and promise. Neighbors and residents remain committed to supporting a strong sense of community in an adaptive environment. Attracted by practical land acquisition costs, many business owners and professionals have relocated to La Pine to expand and establish new ventures. Despite increasing growth and change, the city continues to maintain a relaxed and friendly atmosphere. You’ll find residents eager to participate in community events, outdoor recreation, family functions and volunteer opportunities.

Area homes reflect La Pine’s changing environment and rural charm. Many single family homes are accompanied with at least an acre of land for farming, ranching and future development. To satisfy its growing needs, newer neighborhoods offer modern homes on smaller, more manageable lots. Sprawling estates with custom luxury homes and equestrian facilities are also available.

LOCAL SCENE

The area’s various entertainment and dining opportunities draw from La Pine’s rich history. Frontier Days, an annual Fourth of July celebration, has been a long-standing tradition and is the community’s largest event. Visitors and locals enjoy classic country festivities including cookoffs, horseshoe tournaments, parades and the popular lawnmower races. Another major community attraction is the La Pine Rodeo, the region’s only sanctioned rodeo. Featuring the world’s toughest bull riders and wranglers, spectators can count on an exciting display of talent and astonishing performances.

OUTDOOR SANCTUARY

With an average of 300 days of sunshine per year, La Pine boasts an abundance of outdoor activities. The town’s proximity to the Newberry Volcanic National Monument provides fishermen an opportunity to catch trophy-sized Rainbow trout and Kokanee salmon, in the majestic East and Paulina Lakes. During the winter, locals flock to Mt. Bachelor for various snow-centered activities. The ski resort accommodates skiers and snowboarders of all levels, with several terrain parks to challenge their skills and abilities. Other snow park activities include cross country and alpine skiing, snowmobiling, snowshoeing and sledding.

Private mortgage insurance is an insurance policy that a residential mortgage lender requires of the borrower if the loan-to-value (LTV) ratio of the home is greater than 80%. Mortgage insurance protects the lender from the risk that the borrower may default on the loan. Federal law requires lenders to notify borrowers when the loan-to-value ratio drops below 80%. Mortgage insurance premiums vary, but generally range from $1,000 to $5,000 a year for an average priced home.
